1 .Reservations
The property reservation is subject to the exact names on the original booking form upon booking and under no circumstances can these names be altered without written consent from the company. In addition, the number of people residing in the villa must not exceed the allowed limit per property and no other person is allowed to reside in the property throughout your stay without written consent from the company. We do not accept all male or all female parties and mixed groups must consist of persons over the age of 25years. Subletting of the property is not allowed.

2. Payments
In order to confirm any booking, 30% of the total accommodation cost must be paid at the time of reservation. 4weeks prior to arrival, the balance of 70% must be paid in full. If the booking is less than 6weeks prior to your arrival, full payment is required to confirm the booking. The company does not accept payments of cash sent through the post. We accept certified cheques and bank transfers to our account, any charges are payable by yourself. Prices are worked out on a nightly basis in euros, although exchange rates in to other currencies are available, these are provided solely for informational purposes and the payment required by ourselves is in euros.

3. Arrival and departure times
You may check in to the villa at 3pm (15.00hours) and you must vacate the property at 12midday. Late check outs are subject to the discretion of the property owner or the company upon request. Please note you will incur an additional charge subject to half of the original nightly booking rate. When booking your flights, please be aware of your arrival time as your arrival time may be early morning, in which case you have the option to check into the property at 3pm or book the villa from the previous day in order to gain immediate access to the property upon your arrival. When booking flights, please make us aware of flight details and times in order to check your flights correlate with the check in and check out times. We hold no responsibility if you book incorrect dates that do not correlate with these times and no refund will be given for early checkout or late arrivals.

4. Cancellation by yourself
You have the right to cancel a booking at any time before or during your vacation however; no refund will be made for any monies paid and sub leasing is not permitted. For cancellations that were not at your own will, ie, if incurred involuntary you may be covered by insurance.

5. Cancellation by the villa owner or company
The company reserves the right to withdraw or cancel a villa booking at any time. In the unlikely event that this occurs, you will be offered the choice of renting another property through the company, subject to availability with the price difference payable, refundable as appropriate. As an alternative you will be offered a full refund of monies paid towards the property. No compensation is payable by the company.

6. Personal conduct
It is your responsibility to ensure that all members of your party act appropriately throughout the entire duration of your stay. The behavior of all members of the party should not cause offence or danger to others or risk damage to the property or property premises, including property belonging to others. Under these circumstances, the company / owner has the right to terminate your contract with us and you will be evicted from the property without notice. In this event, no refunds, compensation or reimbursements of an cost of expense to yourself will be paid as a result of this. Furthermore, you will be liable to reimburse the company for any expenses what so ever it occurs as a result of your behavior. Smoking is not permitted inside any of our properties. Smoking is permitted in outdoor areas but all cigarette ends are to be appropriately disposed of and not left on floors or thrown over balconies. Some properties do not permit smoking outdoors either which will be noted on the advert at the time of booking and also the contract. Key loss or call out services for issues which were of cause by yourself will be charged at 20euros for the initial call out and 15euros per hour after that accordingly. For loss of keys or locking yourself out of a property you should inform us immediately. The charges will be payable extra from the security bond and you will be liable to pay for any cost that occurs from the result of this.

7. Insurance
Please insure that you have covered your party with travel insurance as both the company or the property owner will not be held responsible for injury that may result while renting or using any of the properties offered on this website. You rent the property at your own risk.

8 .Liability
Spot on villa rentals ltd acts only as a booking agent for privately owned properties. The company accepts no liability whatsoever for any aspects of the arrangements or for any loss, personal injury or death however incurred throughout your stay. It is the intention of spot on villa rentals ltd to provide you with as much accurate information as we can, along with the quality and facilities of the properties, we do not accept responsibility for problems occurring throughout your stay as the property is entered at your own choice. All information has been provided in good faith and no liability is accepted by spot on villa rentals ltd for any misinterpretation or misprint of property material, availability or accommodation. Anything within the property can be replaced / changed or removed from the property by the owner at any time. Items of furniture may be replaced with other items of a different type, for example from wear and tear or an upgrade. Some items such as candles may be used and not replaced. We hold no responsibility for changes / non present items within the property that may change from the original photos or description of the property. Should the flight or your means of transport be canceled or delayed in any way, we do not take responsibility for this and no refund will be given on loss of time at the chosen property. In the same matter, we also do not take responsibility for any problems, discrepancies that may occur through bookings or car hire or taxi / airport transfer services arranged by ourselves. We merely offer informational services and will provide you with the contact details of the company you have booked, we accept no liability in this matter. We will not be liable for any loss, breach or delay due to any cause beyond our reasonable control including though not limited to force majeure (for example, unforeseeable or unusual circumstances beyond our control), the consequences of which we could not avoid. These include but are not limited to oversight or errors by third parties, war, terrorist activity, industrial dispute or civil commotion, riot, natural or nuclear disaster, fire, flood, earthquake, adverse weather conditions or the threat of any of these forces including water shortages or electrical trips. Although each property and property premises including pools and gardens are thoroughly maintained and looked after by the owners or their chosen property manager, Spot on villa rentals ltd cannot be held responsible for any breakdown or problem of mechanical items such as washing machines, dryers, dishwashers, fridges, freezers, air conditioning units, televisions, satellites, DVD players and swimming pools etc. We will on your behalf endeavor to resolve the problem as quickly as possible, however both the property owner and the company are not liable to pay any compensation for the disruption. No responsibility is accepted by spot on villa rentals or the property owners for the occupants personal safety for any accidents or injury sustained within the property or on the property grounds, especially drawing attention to the children being unaccompanied or unsupervised in the use of spas or swimming pools where adult supervision is required at all times as no life guard is on duty. Please insure that you have covered your party with travel insurance as both the company or the property owner will not be held responsible for injury that may result while renting or using any of the properties offered on this website. You rent the property at your own risk.

9. Breakages and cleanliness
A damage deposit of between 200 – 300euros in cash is required upon arrival along with a copy of passport numbers of each person residing within the property which may be checked on demand by a representative of spot on villa rentals. This amount is used to cover damages that may occur to the property or property premises by any member of the party and is refundable upon departure if no damages have been made. Any damages or faults must be reported within 24hours of arrival otherwise any damages found, you will be liable to pay for in full, even if this amount exceeds the damage deposit received by the company with difference payable to spot on villa rentals immediately prior to departure. Under no circumstances must any property be removed from within the property outside or vissa versa and the property is subject to conditions of fair use. Spot on villa rentals ltd accepts fair wear and tear to the property, its furniture, equipment, fixtures and fittings, however any damage above and beyond that which may normally be considered as fair wear and tear caused and carried out by the occupants or by guests of the occupants will be deemed to be the responsibility of the said occupants and financial compensation will be sought. Consistent abuse of the property or its contents will result in possible eviction. Although we provide cleaners, all properties are let under the understanding that the property should be left in the same way as found, clean and tidy and all personal waste removed and placed in the appropriate bins. Charges will occur for properties left in extremely bad conditions of up to 102euros which is of the discrepancy of spot on villa rentals.

10. Disruption to your stay
It is our intention to provide you with a relaxing and undisturbed holiday; however, spot on villa rentals cannot be held responsible for construction work carried out by third parties in the proximity to any of the listed properties on our website that may cause inconvenience or affect the enjoyment of the rental property. We undertake to notify our clients if we become aware of any construction activity prior to arrival; however we are generally not notified in advance and are not involved in the planning of these works. In most cases we are in no position to prevent or demand cessation of any construction works in motion.
